My husband and I have 7 properties were are managing ourselves, and we've used a few software packages to help in that management but none seem that great. Does anybody have a good recommendation (that they have personally used) for an inexpensive solution which will help us track the financial and tax aspects of our properties. A bonus would be a software which automates or assists in listing the properties online as well.

Based on the specifics of what you've asked for I think you might like the one that I use. It's called Rentec Direct, and they have a new online application which does precisely what you're asking. I may have answered differently a couple weeks ago, but they also just released an online listing service which with just a few clicks you can upload pictures and descriptions of your properties and create an online ad. It's pretty slick.

They have 2 versions right now, and their Basic version is free. I think you could get away with using their Basic version and keep your costs down to zero. But at 7 properties their Pro version would only cost you $7/mo. As their Pro version is still in beta they are also giving all the Pro features to us Basic users in the meantime as well.

No, it is not needed. Companies survived for hundreds of years without it.

I was wondering if there exists some nice software for portfolio management. I know how to make a portfolio with Ms Excel, that's fine. But maybe there is some nice specialised package which can facilitate the work significantly.
Can somebody help me with that?

I asked that very question myself and went out looking. As one responder mentioned Quicken does have the ability to download stock price updates. Yahoo's portfolio manager is not bad and the porfolio managers at the on line brokers are not either. But nothing I have found allows me to do exactly what I want done, which is to track my annual % gain/ loss on each security position, what broker firm the position is with, when the security was purchased, the total dividend/ interest return for the year, and the allocation by sector among other statistics. So I use a spread sheet, which I do have to update one a week with the current prices. I also keep it on Yahoo finance, which tells me whether each security is above or below the 50 day ma and by how much.

An owner that I manage apartments for is looking for suggestions for a new property management/apartment rental software. Any that you suggest or don't recommend?

I have used a few in my years. I would suggest going with Rent Manager. It is cost effective. It is easy to use. It is easy to learn which I thing is a big key in a leasing or rental office where there tends to be some turnover.
