A friend of mine is being considered for the position of a business develoment manager in a micro finance bank and wants to know his duties and responsibilities.

It is about financial inclusion.Your duty is to see that those who are really excluded are "included" and provide seed capital to them with feasible and sustainable ideas consistent with the ideals and principles of micro-banking and particularly not suck them dry "shylocking" of which micro-banking is notoriously know for.

We are planning to move once our house sells. Our hope is to build the house ourselves. We feel realistcally we will probably have $25k as a down payment for the land and home. Will a bank finance us if we were to be the builder??
The biggest issue is our credit has been hurt as we have a Chp.7 BK....is this an automatic NO from the lender? Also we plan to build the house including land for no more than $115k....any ideas out there???

Feasibility study appraisal for a Micro finance banking institution in a densely populated developing country with small-sized, fragmented business enterprises

Provide examples of how and where microfinancing has worked, and continues to work. Provide financial predictions and goals, based on those examples, which you'll need a lot of to be selective about which ones you put into the study. Provide evidence that you can meet and/or exceed your predictions and goals, by demonstrating how and where you have achieved similar challenges in your past, and cite what resources you possess that will enable you to set a new personal best in life achievement by exceeding your goals in this venture. Demonstrate how you intend to comply with local, national and international law, both common and legislative, and how you intend to uphold those laws in a highly competitive environment where the other guys are breaking the laws regularly in an attempt to get ahead.This is best done by understanding the law implicitly and thoroughly (or hiring someone who does), and writing the feasibility study to sound like those laws are fair, achievable, and most importantly understood. Demonstrate how you intend to deal with customer complaint, unruly behaviour and organisational security of assets, including personell, and exactly what the terms and conditions surronding how you intend to conduct business with your future customers.
In other words, you need to have the entire business policies, standards, procedures and guidelines conceived, and written in an easy to understand manner without ommission to the people financing your venture. And most importantly of all, provide collateral, because the bottom line really is the bottom line and the most important thing is to keep the most important thing the most important thing. I am wanting to purchase a lot in a subdivision & before I go to the bank I want to have an idea of payments, how long are lot loans financed for? I know mortgages are 15 or 30 years typically, and I have heard lot loans are called due in 5 years which means they much be paid off or rolled into a construction loan, but I'm wondering how long they are amortitized for?

if you plan on buying it for spec, the bank
will not be a happy participant.

I suggest you find a commercial mortgage
broker.

IF you have an immediate use of the lot
you can get a "multi-step mortgage that
includes one mort for the purchase,
one for building on it--and a new
one to CASH OUT the purchase and
building loans. [called a take out loan.]

Say I got a bank to finance my business, the product which I sold ended up being a failure on the market and now the banks don't want to finance my business. What could I do to convince them to help me finance for my new product?

You'll need a good solid business plan and have figures and answers to back it up. Plus some money out of your own pocket.
